A quick breakdown of which features actually moved the needle locally: garages, ADUs, renovated kitchens, outdoor space, etc. Bonus: call out what didn’t matter as much.
Looking back at last year’s sales, a few things consistently moved the needle for buyers in our area. Homes with off-street parking or garages, flexible spaces (home offices, bonus rooms, or ADUs), and updated kitchens tended to attract stronger offers and sell more quickly. Usable outdoor space—even modest yards, decks, or screened porches—also carried real value.
On the flip side, some things mattered less than sellers often expect. Over-customized finishes, ultra-high-end upgrades in otherwise modest homes, and square footage without good layout didn’t always translate to higher prices.
The takeaway: buyers are paying for function and flexibility, not just finishes. Homes that make daily life easier continue to outperform—even in a shifting market.
