September 2025 Market Update: McFerrin Park, Cleveland Park, & Highland Heights
The September numbers are in, and our trio of neighborhoods — McFerrin Park, Cleveland Park, and Highland Heights — continue to show steady strength. While some parts of Nashville are seeing a seasonal slowdown, our pocket of East Nashville is holding its own with competitive prices and quick-moving listings.
A Quick Look at the Numbers
- Average Sales Price: $608,000
- Average Days on Market: 16
- Active Listings: 67
- Total Sales: 23
- Average Price Per Square Foot: $343
Compared to this time last year, prices are up by more than 30%, while homes are selling nine days faster on average. That combination — rising prices and shorter days on market — tells a clear story: demand for our neighborhoods remains strong, even as the broader market adjusts.
What This Means for Sellers
Inventory remains tight, which gives sellers in McFerrin Park, Cleveland Park, and Highland Heights a bit of an edge. Buyers are still showing up for homes that are move-in ready, well-located, and priced realistically. The homes that sit on the market longer are typically those that need work or are reaching a little too high on price.
If you’ve been waiting to sell, fall can be a great time. The cooler weather and calmer pace bring out serious buyers who are motivated to move before the holidays.
What This Means for Buyers
While we’re not seeing a huge flood of listings, there are opportunities out there — especially if you’re patient and prepared. With interest rates stabilizing, buyers who have been on the sidelines are starting to make moves again. Having your financing ready and knowing exactly what you want will give you a big advantage when the right property hits.
Why Our Neighborhoods Stand Out
McFerrin Park, Cleveland Park, and Highland Heights continue to attract people who love walkability, community, and character. From historic homes with front porches to new builds with skyline views, there’s a lot to love — and the demand shows it.
